Odor-locking sealant is a preventive treatment applied after the turf and infill have been properly cleaned, creating a protective barrier that makes it harder for future urine to bond and build up odor-causing residue the way untreated turf does. Rather than reacting to odor after it develops, this service is about extending the time between deep treatments and keeping a freshly cleaned yard fresh for longer, particularly valuable for multi-pet households where odor tends to build back up faster than average.
This service makes the most sense right after a deep clean, enzyme treatment, or infill replacement, when the yard is already at its freshest and sealing in that clean state has the most benefit. It's also worth considering if you're noticing odor returning faster and faster after each cleaning – a sign the turf and infill are absorbing residue quickly and could benefit from a barrier that slows that process down going forward, rather than repeating full deep cleans on an increasingly tight schedule.
We apply the sealant only after the turf has been properly cleaned and rinsed, since sealing over existing residue or bacteria just traps the problem underneath rather than preventing new buildup. The sealant is worked evenly into the fibers and infill surface, with particular attention to the highest-traffic pet zones where future buildup is most likely. Proper drying time is essential before pets are let back onto the treated area, and we'll walk you through the timeline before we finish the job.
Cost is based on square footage and whether it's paired with another service like a deep clean or infill treatment, which is the most common and effective way to apply it. Yards in Malden On Hudson, NY with multiple pets or heavy daily use typically see the most value from sealant application, since that's where odor tends to rebuild the fastest without it.
Prevention costs less than repeated deep cleaning. Call (928) 427-2477 to lock in a fresh yard for longer.
